HOME Program
The Southern Indiana Housing & Community Development Corporation (SIHCDC), in partnership with the City of Columbus and the Lincoln Central Neighborhood Family Center (LCNFC), proudly administers the HOME Homebuyer Program to expand access to affordable homeownership in the Lincoln Central Neighborhood.
What Is the HOME Program?
The HOME Investment Partnerships Program (HOME), funded by the U.S. Department of Housing and Urban Development (HUD) and administered through the Indiana Housing & Community Development Authority (IHCDA), supports the development of affordable housing across the state. In Columbus, the program helps eligible low- to moderate-income individuals and families achieve the dream of homeownership through financial assistance and housing counseling services.
This includes assistance with down payment, closing costs, and the development or rehabilitation of quality homes. All homes supported by the program must meet strict federal housing quality standards and be sold at affordable prices to qualified buyers.
Who Is Eligible?
To qualify for assistance under the HOME program, prospective buyers must:
- Have a household income at or below 80% of the Area Median Income (AMI) for Bartholomew County, as defined by HUD.
- Complete a HUD-certified homebuyer education course through an approved housing counseling agency.
- Intend to use the home as their primary residence for the duration of the required affordability period (typically 5 to 15 years, depending on the amount of assistance received).
- Meet additional eligibility requirements set by IHCDA, including income and asset verification prior to purchase.
